A lot of people think a real estate broker is someone who unlocks doors and fills out paperwork. In today’s market, that description is about ten years out of date.
The DFW market in 2026 doesn’t reward the unprepared. Shifting mortgage rates, builder incentives that change month to month, appraisal shortfalls, bidding wars on one street and price cuts on the next — this is a market where strategy matters more than listings. Anyone can find listings. A broker’s real job is everything around them.
Here’s what I actually do for my clients:
1. Price strategy, not price guessing
A home priced right on day one sells faster and for more than one that chases the market down with reductions. I study closed sales, pending sales, and the homes you’re competing against — not just the ones that already sold.
2. Negotiation when it counts
I’m a RENE — a Real Estate Negotiation Expert — and most transactions are won or lost after the offer is accepted: inspection repairs, appraisal gaps, builder incentives, closing timelines. That’s where experience pays for itself.
3. Access beyond the portals
Some of the best opportunities never hit Zillow — builder inventory homes with quiet incentives, coming-soon listings, off-market situations. My network finds them first.
4. Contracts that protect you
Texas contracts have real teeth: option periods, earnest money rules, HOA timelines. I make sure you understand every deadline before you sign, not after.
5. Guidance in your language
For my Korean-speaking clients, I walk through the entire process in Korean — no guessing at translated documents, no missed details.
The market doesn’t wait for anyone, but it rewards those who move with a plan. If you’re thinking about buying or selling in the DFW area, let’s talk strategy first.
